At Friesenstraße's intersection with Konstantinstraße in Giesenkirchen, a novel residential development is underway: Blending historic architecture with contemporary design. The local municipal WohnBau is hosting a symbolic groundbreaking ceremony for the initial construction phase.

A new residential project is set to revitalize the housing market in Mönchengladbach-Giesenkirchen, as WohnBau Moenchengladbach announces plans for a housing construction offensive. The project, located at the corner of Friesenstraße and Konstantinstraße, will see the restoration of the historic Erna-Borgs House and the construction of a modern new building, creating a total of 13 affordable apartments.

The Erna-Borgs House, once the teacher's residence of the Catholic West School, will be transformed into five residential units ranging from 41 to 83 square meters. A modern new building will also be realized, with a further 10 units, making a total of 15 new homes.

Frank Meier, a board member of WohnBau, expressed his enthusiasm for the project, stating that the combination of old and new makes the Friesenstraße project particularly appealing. The apartments will cater to various living needs, from compact 2-room apartments to spacious 4-room family apartments, and will all be barrier-free to accommodate diverse living concepts.

The first construction phase of this project covers an area of approximately 2,100 square meters and will include the restoration of the historic Erna-Borgs House. The investment volume for the Erna-Borgs House is approximately 1.3 million euros, and an additional 2.1 million euros will be invested in the new building.

The housing construction offensive is a response to stagnant developments in the housing market and aims to counteract these trends. The increased liquidity from the city's decision to waive its right to receive the surplus from WohnBau's ongoing business in 2023 forms a foundation of this offensive. Funds from housing promotion are also a crucial part of the initiative.

Targeted identification of suitable plots is an important foundation of the housing construction offensive. Other projects included in the offensive are on the Knops- and Luisenstraße, and a completed project on the Langer Weg. The Friesenstraße project is part of this broader offensive, which was initiated in 2023.

The careful restoration of the Erna-Borgs House preserves a piece of Giesenkirchen's local history and develops the building in a manner that meets the demands of modern living. The apartments will be introduced to the market at affordable rental prices, making them accessible to a wide range of residents.

The entire first construction phase covers a total of 10 parking spaces, ensuring convenience for residents. The city of Mönchengladbach's support for this project is a significant step towards addressing the housing needs of its citizens and stimulating the local housing market.
