Hotel groups plowing significant resources into high-end branded property developments

Want a piece of the luxury hotel pie for yourself? Many big hotel chains offer branded residences, giving you the chance to own a high-end home while still enjoying top-notch amenities. From Michelin-star restaurants to world-class spas, these residences often offer residents-only facilities like cinemas, game rooms, conference spaces, and state-of-the-art gyms.

Marriott

Marriott, one of the world's biggest hotel brands, has a sizable stake in the residential department with 142 residences and 138 in the pipeline in over 48 countries. Approximately 30% of these residences are standalone properties, with the rest found within hotels. Tina Edmundson, Marriott's Global Brand Leader for Luxury and Lifestyle Brands, explains that they're focusing on growing in markets that are best suited for a branded residential building, such as The Ritz-Carlton Residences, Estero Bay in Florida. Meanwhile, the increasing demand for standalone residences is catching her eye, especially properties like the ultra-luxury Nekajui, a Ritz-Carlton Reserve in Costa Rica.

Raffles

Raffles, a hotel group long synonymous with opulence, has recently expanded its portfolio with both hotels and residences in major cities. The grand Raffles London at the OWO, located in the historic Old War Office building on Whitehall, offers 85 luxury residences with Edwardian-inspired interiors. Another noteworthy opening is Raffles Residences Diriyah in Saudi Arabia, which features 90 homes designed around central courtyards in a Najdi style, with access to neighboring hotel facilities and the option to enter homes into the Raffles rental program.

Mandarin Oriental

Mandarin Oriental's global presence includes 43 hotels, 12 residences, and 26 private villas in 26 countries and territories. Upcoming residences, such as the ones planned for Madrid, Brickell Key in Miami, a beachfront resort in Mexico's Yucatan Peninsula, and an idyllic development in Vietnam, aim to expand their residential portfolio significantly in the next five years.

Investing in branded hotel residences from Marriott, Raffles, or Mandarin Oriental requires careful consideration of factors like brand reputation, rental income potential, amenities and services, market positioning, long-term maintenance, property location, and personal or investment goals. Aligning these elements with the local market conditions and your objectives is essential in choosing the best luxury residence for you.
